What is the application for?
The proposal is for the demolition of the existing retirement village and the construction of a seniors housing development, including 229 independent living units, a clubhouse and administration, parking, and associated works. The proposal is defined as Nominated Integrated Development under the provisions of Section 4.46 of the Environmental Planning and Assessment Act, 1979 as approval is required from Water NSW under the provisions of the Water Management Act, 2000. The Sydney Central City Planning Panel is the determining authority for this application.
The proposal requires drainage works to be undertaken over Lot 33 DP 262389 and Lot 26 DP 262133, Pioneer Place Reserve No. 130, 36Z Pioneer Place, Castle Hill.
This Application is exhibited in accordance with the requirements of the Hills Shire Council Conflict of Interest – Council Related Development Policy (25/2024-2028 – Ordinary Meeting of Council 21/3/2023 and 10/06/2025) and Schedule 1 Clause 9B of the Environmental Planning and Assessment Act 1979.
