There are currently two State Significant Development Applications available for the public to have their say on Castle Hill's Showground Precinct.

Both applications are being assessed by the NSW Government with the consent authority being the Minister for Planning and Public Spaces or Independent Planning Commission.

The two applications are below.

Modification 4 Showground Precinct East - Building Envelope

Description of Modification: Modify the approved building envelopes to increase building heights between 1m to 7m to accommodate increases to floor-to-ceiling heights, variations in topography and lift overruns.

Description of original development consent:

Concept development approval for a mixed-use precinct known as Hills Showground Station Precinct, including:

  • Concept subdivision, road hierarchy and precinct layout
  • Maximum building envelopes ranging from 12m to 68m
  • Maximum gross floor area (GFA) of up to 166,486m², including up to 152,546m² of residential accommodation and up to 13,940m² of commercial premises
  • Residential development of up to 1,620 dwellings
  • Minimum 5% of all residential dwellings provided as affordable housing (for a minimum of 10 years)
  • Open space and public domain areas
  • Establish car and bicycle parking rates

Location: 5-11 De Clambe Drive, 2 Mandala Parade, 3 Andalusian Way, Castle Hill

Hills Showground Precinct East

Description: Staged construction of Showground Precinct East, comprising:

  • Residential flat developments, ranging in height between 3 and 16 storeys
  • 86,275m2 of gross floor area
  • 873 dwelling, including 44 affordable dwelling (min. 5% affordable housing)
  • Basement parking for 927 cars, loading and services facilities
  • Landscaping, civil and stormwater works
  • Stratum subdivision

Location: 3 Andalusian Way, Castle Hill (adjacent to Hills Showground Metro Station)
